Building and construction companies in New Zealand will find it easier ‘to lift and verify the performance of new homes’, due to the Green Building Council’s plan to revise its Homestar standard.
The council launched the new guideline on July 25. Homestar v4 serves as an independent rating tool that will determine the health, efficiency, and sustainability of residential properties in the country, including apartments.
The new rules will particularly benefit companies that build several apartments or homes at once, as the new rating has been revised based on their needs. Pump suppliers in the HVAC sector will also find it easier to align their products according to Homestar v4’s requirements.
Rhys Jones of OraTaiao, a group of health professionals, said that the public stands to gain from the revised standard. The advantages will come in the form of better health for residents, especially those in ‘disadvantaged’ regions. Panuku Development Auckland also lauded the changes, as it plans to require the rating in other locations while it seeks to build 9,750 homes in and around Auckland over the next 10 years.
As part of the changes, project developers will only have until September 2017 to register on either v3 or v4 standards. After that, the council will only require registrations for the new standard. The revised guidelines will complement the New Zealand Building Code, as the International Energy Agency (IEA) considered it to be “below the standards required in most other IEA countries with comparable climates.”
According to the council, a six Homestar- and an eight Homestar-rated home will yield $5,000 and $10,000 in savings, respectively.
The new Homestar v4 serves as a win-win for companies as streamlined standards make it easier to building projects. On the other hand, modern yet sustainable housing is important for better living quality among Kiwis.
